Grand Prairie Optimizes Facilities for Thriving Future
As communities across Texas continue to grow, municipalities face increased pressure to ensure infrastructure keeps pace with development. The City of Grand Prairie is proactively addressing this challenge by investing in a comprehensive review and long-term planning strategy for its municipal facilities.
In early 2025, Grand Prairie partnered with McKinstry to conduct a facility condition assessment (FCA) and provide capital planning support as part of a holistic strategic facility plan. The effort gathered accurate, actionable data on the city’s existing facilities to develop a roadmap for future investments that align with growth, community needs and fiscal responsibility.
McKinstry teams evaluated 114 facilities and properties totaling approximately 1.6 million square feet. Facilities evaluated included critical infrastructure such as fire stations, City Hall and other municipal and support buildings. The assessment criteria covered all major building systems—mechanical, electrical, plumbing, structural, exterior enclosure/roofing, controls, security and parking—providing a comprehensive view of each facility’s current condition and identifying areas for maintenance, upgrades or replacement. The process prioritized both immediate and long-term capital needs.

McKinstry’s data-driven approach enables the city to anticipate system lifecycles, prioritize capital investments and mitigate the risk of unexpected failures. By understanding the remaining useful life of key systems, Grand Prairie can now make informed decisions that extend asset longevity and reduce costly emergency repairs.
The FCA findings will serve as the foundation for a long-term capital plan that supports current operations and future growth. The plan will help city leaders allocate resources efficiently, align facility improvements with strategic goals and ensure public spaces remain safe, functional and responsive to evolving community needs.
