Contracting & Procurement

McKinstry is obsessed with outcomes. We start each project by engineering the best possible outcome and then work backwards to tailor an approach that fits your resources, opportunities and constraints. Working together, we deliver the outcomes you deserve using the approach you need.

Design and construction services are delivered under a single contract. You hire McKinstry to design, engineer, construct and deliver your project from start to finish.

Progressive Design-Build

You work with McKinstry to design your project in a step-by-step process that increases engagement and collaboration during the earliest stages of the construction.

Integrated Project Delivery (IPD)

McKinstry becomes an integrated partner in your seamless project. The building owner, architect, general contractor and all trades work as a team with centralized planning and resources to increase efficiency throughout the entire project.

Energy Savings Performance Contract (ESPC)

Energy projects are financed and then repaid by energy cost savings that we guarantee. Little to no upfront capital is needed for this budget-neutral approach, making it ideal for K-12 school districts, higher education and government institutions.

Energy-as-a-Service (EaaS)

Energy, utilities, facility maintenance and other goods are delivered through McKinstry as a service via a long-term contract instead of as a fixed product/project. You pay for the outcome; we develop a service-based approach to make it happen.

Professional Services

Engineering, design and facility optimization services are delivered as a professional service separate from any resulting construction, energy project or maintenance delivery.

Qualifications-Based Selection

You select McKinstry based on our capabilities, market expertise and overall qualifications through a competitive vetting process.

On-Call Roster

You prequalify and place McKinstry on an on-call roster of approved vendors that can be selected for projects and/or services based on the prequalification process. As the name implies, we’re on-call to handle your project needs.

Power Purchase Agreement (PPA)

McKinstry secures financing to pay for a solar or renewable energy project. You then purchase the generated energy under favorable terms for up to 20 years.

Construction Manager/Construction Manager at Risk (CMAR)

McKinstry acts as the construction manager, we take lead on the project from inception to delivery to occupancy. With CMAR, we take responsibility for delivering the project for a guaranteed max price, covering any cost overruns.

A mutually agreed upon price is negotiated directly between you and McKinstry, providing a simple and streamlined path forward.

Design and construction are delivered under separate contracts. McKinstry is hired to cover construction along with design and engineering assistance provided to your designated architect or engineer.
