McKinstry Expands Offsite Manufacturing with New Factory in Spokane

Strategic investment strengthens McKinstry’s integrated design, manufacture, build, operate, maintain model and expands upon the company’s 25-year history in Spokane.

SPOKANE, Wash. – August 19, 2025 – McKinstry, a national leader in designing, constructing, operating and maintaining high-performing buildings, recently opened a new offsite manufacturing (OSM) facility in Spokane, Washington. The new factory is McKinstry’s second dedicated OSM facility in Washington along with a distributed network of four regional fabrication facilities in the Pacific Northwest.

Located within Spokane’s growing innovation corridor, the new factory marks McKinstry’s continually growing OSM footprint. It also builds on the company’s 25-year track record of success in the region. This investment enables faster, safer and more scalable construction outcomes for McKinstry clients while supporting regional job growth and economic development.

The McKinstry OSM facility in Spokane is currently focused on manufacturing modular cooling plants and liquid cooling systems for large-scale data center clients. As a result, the Spokane and the Inland Northwest have strengthened their status as a leading enabler for the nation’s surge in data center development and artificial intelligence (AI) advancement.

As Spokane County’s population has continued to grow year-over-year, the region is experiencing growth both in population as well as the products and services it produces for the broader U.S. economy. McKinstry is helping fuel this growth by bringing more than $100 million in new, additive annual revenue to the region. This growth and the national demand for innovative and high-quality products to serve the technology and manufacturing industries create a major opportunity in Spokane. Scalable offsite and modular construction methods are essential to meet surging demand for real estate and energy infrastructure amidst a tight labor market and rising material costs.

Elevating Construction Through Innovation

The McKinstry offsite manufacturing facility joins the company’s existing 65,000 square foot fabrication facility constructed near the Spokane International Airport three years ago. The new OSM facility fortifies McKinstry’s vertically integrated approach to delivering complex building systems. With the ability to manufacture large-scale mechanical, electrical and plumbing (MEP) systems alongside core prefabricated components, McKinstry’s OSM operations are redefining construction speed, scale, quality and safety.

The McKinstry OSM expansion comes at a time when the construction industry is rapidly adopting manufacturing techniques to meet rising demand for streamlined project delivery. It’s also providing a higher performing built environment and national energy infrastructure. McKinstry is meeting this need head-on through its Action for Impact strategic framework and focused innovation to address the climate, affordability and equity challenges that plague the built environment.

A Deep and Expanding Presence in Spokane

McKinstry’s roots in Spokane run deep. Since entering the market in 2000, the company has invested more than $200 million in real estate development projects, including the Catalyst Building and Scott Morris Center for Energy Innovation at South Landing, Health Partnership Building and SIERR Building at the Health Peninsula and a 65,000 square-foot fabrication shop. The company also operates its Overcast Innovations manufacturing facility in Spokane, manufacturing acoustic cloud panels that integrate all necessary above-ceiling MEP systems.

The Spokane OSM facility is the latest milestone in McKinstry’s long-term commitment to the region’s innovative ecosystem. In total, McKinstry operates more than 500,000 square feet of facilities and employs 600 workers across Spokane. The recent expansion also serves McKinstry’s key data center clients across the U.S., delivering high quality and competitive products from the skilled workforce in Spokane.
