Emerald Initiative and McKinstry to Build New Fabrication and Manufacturing Facility in Spokane  

New shop expands McKinstry’s regional fabrication capabilities, creating one of the largest MEPFT manufacturing networks in the Pacific Northwest.

SPOKANE, Wash. (September 14, 2022) – Emerald Initiative recently broke ground on a new McKinstry fabrication and manufacturing facility in Spokane. Located near Airway Heights, the 5-acre parcel location will be the home to a state-of-the-art, 68,000-square-foot fabrication facility that will serve all McKinstry locations nationally and house an Overcast Innovations manufacturing facility.

“This new shop has been years in the making,” said Allie Teplicky, Principal at Emerald Initiative, “this space will not only allow McKinstry to increase productivity and capacity but is specifically designed to address the climate, affordability, and equity crises that we are working to eliminate in the built environment.”

The new shop will produce prefabricated sheet metal, piping, and plumbing materials and systems by union professionals, continuing a long history of trusted union partnerships in the Spokane area. Designed with safety and multi-trade needs in mind, the new facility will house ample flexible space for multi-trade assemblies, an extended staging area, and a better workflow layout to improve safety and productivity. Production will be improved with the addition of new prefabrication technology including a new fiber laser for galvanized metals and a mist system to keep clean-up to a minimum for pipe cutting needs. Additionally, the new facility is designed around McKinstry’s Zero-Carbon Future goal, operating as an all-electric facility with EV infrastructure for future electric fleet vehicles.

In addition to the updated prefabrication layout, the new space will include an updated area for McKinstry detailers to sit closer to production, a new break room space that is designed to double as a safety training area, and a separated area to be leased by Overcast Innovations for the manufacturing of their Cloud systems. Through the new shop design, the capacity for McKinstry’s prefabrication abilities is anticipated to triple, creating new employment opportunities and a chance to engage the Spokane community on a greater level.

McKinstry’s current fabrication services span four fully operating prefabrication facilities totaling approximately 200,000 square feet across the Pacific Northwest region servicing clients for their MEPFT needs. Through effective prefabrication, significant reductions in waste and project costs are seen consistently, as well as increased safety and quality.

Construction on the facility has already begun with operation slated to begin in late 2023.
