The Bellevue Towers will consist of two sustainability-focused 45-story towers, with retail tenants, eight levels of parking, and forty levels of luxury condominiums. The facility includes a community spa, community club and meeting rooms available for reservation, and small movie theaters to entertain the residents. In addition, there are plans for a significant retail tenant to take over the first floor.
This project is targeted as a LEED Gold project, with McKinstry providing such sustainable technologies as water-sourced heat pumps and water saving plumbing fixtures which conserve millions of gallons of water annually. Another sustainable feature is the use of a significant amount of recycled materials. The systems put in place are typical high-rise pressurization systems, smoke systems, and garage exhaust systems.
Total construction duration for the project is 30 months. To expedite home owner tenancy, a phased occupancy was planned, starting with floors 3-23 scheduled in December 2008 (temporary certificate of occupancy). This process required negotiations working tightly with the City of Bellevue and the rest of the team as we work through fire life safety, commissioning, and inspections by the City of Bellevue.
