Level 1
LBA Realty, a full-service real estate investment and management company, owns and operates commercial and industrial facilities throughout the Western United States. These facilities operate at a wide range of energy performance levels with Energy Star scores ranking from the 10th to 95th percentile compared to nationwide commercial properties.
McKinstry completed the Level 1 Energy Analysis/Study of 29 selected commercial properties as part of the portfolio Building Performance Optimization Program. This study identified facilities that will best benefit from more in-depth evaluation and that exhibit high potential for optimization through operational and physical site improvements. It also identified low/no cost tuning plus operating and maintenance actions for improvement of building performance.
Over 74 improvement measures were identified with many measures already implemented by McKinstry in the Northwest Region. This has resulted in the average improvement of Energy Star scores in the Northwest by over 27 points on average. Facilities having reduced electric consumption by as much as 50% with savings of over $18,700 for the NW in the month of October alone.
Level 2
The Renton, WA, Time Square Building 800 is a commercial property owned and operated by LBA Realty. Within LBA’s portfolio the property was identified as the worst performing facility with respect to Energy Star performance.
McKinstry completed the Level 2 Energy Analysis/Study as part of the portfolio Building Performance Optimization Program. This in-depth study identified low/no cost tuning and Operating & Maintenance actions that improved tenant comfort, increased asset value, and produced energy savings. In addition longer-term mechanical repair, equipment upgrade, and energy efficiency needs were also identified.
Over 30 improvement measures were identified and implemented by McKinstry. This has resulted in the improved building performance to Energy Star Award level with a rating of 93. Electric energy costs have been reduced by over 25%, with an estimated yearly savings of $34,000. In addition, the project was partially funded by the electric utility provider, PSE, who contributed $7,238 in rebate funding.
