Phase 1

This project consisted of a 220,000 sq. ft. studio, office, and retail complex, in addition to a four-level, 270,000 sq. ft. parking garage.  McKinstry was responsible for the complete design and mechanical services for this project, including a chilled water rooftop with under floor distribution and rough-in for future tenant spaces, plus a restaurant on the first floor. Systems included a 280,000 CFM variable under floor HVAC system, 3 chilled water rooftop units, 2 Carrier chillers totaling 600 tons, 80 under floor electric fan coil units and 1,300 variable volume/constant velocity floor diffusers.

Because of the 18” raised floors on levels 2-5 (175,000 sq. ft.), the tenant received maximum flexibility for future changes and expansion. The raised floor space serves as the HVAC supply plenum as well as for other services, such as electrical and communication cabling.

 Phase 2

This project was a 110,400 sq. ft. Shell and Core construction of a six-story building with three parking levels.  The design, planning and construction of this project were focused on creating a high technology facility for data center tenants with high-density (100-150 s/sf) cooling requirements. 

The scope of work for McKinstry included plumbing, fire protection, temperature controls, balance, and commissioning. Mechanical systems included two 1,000-ton cooling towers with space available for a third, and one 210-ton water-cooled chiller. The chiller room has space for expansion for a total of 3,000 tons. Also included were floor-by-floor chilled-water air handling units serving an under-floor supply plenum, variable volume floor diffusers, and emergency generator support services, including 44,000 gallons of diesel fuel storage.
