This 56,000 sq. ft. tenant improvement project incorporates three floors of an existing building and includes vivarium, R&D labs, BL3 labs, and support areas. McKinstry acted as the design/build mechanical contractor and system commissioner.
The mechanical systems that we engineered, configured, and installed include 100% outside air HVAC, chilled and hot water for heating and cooling, and 95% filtration with heat pipes for heat recovery. Supply and exhaust air valves deliver constant volume air with hot water terminal heating. The rooftop air handlers utilize breakthrough heat pipe technology to recover cooling as well as heat from the general exhaust. Piping systems include RO/DI water, vacuum, compressed air, non-potable hot and cold water, domestic hot and cold water, lab waste and vent, and domestic waste and vent.
As system commissioner, installation, start-up and balancing were overseen. Deliverables associated with this project include issue logging and resolution, training, commissioning plan, scheduling, and final commissioning report/documentation.
