This was a project to convert a 59,965 square foot 1920 era theatre building into a restaurant on the main level and mezzanine, offices and future tenant spaces on the 3rd floor, and garage on the ground floor. McKinstry is responsible for a complete mechanical design and installation for this project, including a roof mounted Trane make-up air (MUA) and air conditioning for the kitchen, 5 Trane constant volume roof mounted DX air conditioning, fire protection, and plumbing. Make-up air unit is direct-fired gas furnace with a DX cooling coil controlled from the chef's office with interlocks to the kitchen exhaust hood fans. Other rooftop units serving the main dining area, bar, private dining area, 3rd floor office and future tenant improvement offices are controlled with individual 7-day programmable T-stats. Total cooling for the building is 130-tons from the MUA and all of the rooftop units.

McKinstry had an excellent field team working on this project, especially on the plumbing side. Despite intensive work in the kitchen, McKinstry was able to efficiently complete the work and maintain a good safety record.
