This project was a tenant build-out of 80,000 square feet of office and studio space. The studio HVAC systems were designed to minimize vibration and sound. Pre-action sprinkler systems were installed to reduce the chance of a sprinkler discharge. Chilled water plant was designed with N+1 redundancy to provide back-up cooling even in the event of a central component failure. An emergency generator system was installed to provide back-up electrical power.

High quality and extremely reliable mechanical systems were designed and installed under a remarkably tight schedule. Limited floor-to-floor heights and the installation of studio room acoustical floors and ceilings made early coordination of all trades extremely critical. Sheetmetal, plumbing, piping and fire protection detailing was utilized early in the design process to minimize conflicts during construction thus insuring the project’s constructability and schedule.
