One Convention Place is a 22-story, 325,000 square foot office tower. The first five floors are part of the Washington State Convention and Trade Center expansion with approximately 104,100 square feet of new meeting facilities. The project also included four levels of underground parking with parking stalls for over 250 vehicles. The mechanical systems included one dual compressor 840-ton chiller plant on the mechanical interstitial floor. Floor-by-floor chilled water air handlers serve the individuals floors. A condenser water loop riser provides approximately 20-tons of auxiliary cooling for tenant use. VAV boxes distribute air to the tenant zones and electric heat is provided at the perimeter areas for occupant comfort. The fire and life safety systems were integrated with the existing Convention Center to work in unison with the 22-story office tower. 

This project is a focal point for the downtown shopping and business area. Adjoining the Convention Street dramatic arch, the lobby becomes the main entrance to the Convention Center as well as for the office tower above. Within the parking garage is a tunnel, which serves as another entrance to the Act Theater. The added facility helps to relieve the downtown street parking crisis.
