This project is a complete remodel of a historic 9-story high-rise
building located downtown on 4th & Marion. Originally
constructed in 1929, the top 4 floors have an open “atrium”
which is being in-filled adding 20,000 square feet for a total of
104,000 square feet. There
is an existing pool on the ground floor being demolished for a new
larger state of the art swimming pool. Complete design and
construction for all new fire, plumbing and HVAC systems. There were extremely tight design constraints due to
untouchable historical building components. Several ceilings and finishes are remaining as part of a
historical building preservation plan with the City of Seattle. Facility includes: office
space, conference rooms, basketball and racquetball courts,
running track and cardiovascular equipment room, swimming pool and spas, and a motel. Significant asbestos abatement was completed two
months into the project.
Multiple mechanical systems
designed and installed by McKinstry to support the mixed use of
this unique facility include: floor
by floor and rooftop VAV/AC units, constant volume heating and ventilation systems, hydronic hot water heating systems, heat
recovery systems, steam to hot water heat exchangers for domestic,
pool and heating water, stairwell and elevator pressurization, and installation of 227 new plumbing fixtures. Significant value
engineering included the deletion of fire system booster pumps
typical for high-rise requirements. |
