McKinstry self-performed the complete design and mechanical scope of work for the renovation/remodel of this 3,000 seat theater, while keeping the architectural integrity of this historical 1928 building intact. The project included remodeling the theater with stage addition, lobby/restroom renovations and new dressing rooms/apartments for the stars. We provided the heating and cooling plant in the basement to serve the existing 1928 vintage air handling units, as well as utilizing as much existing ductwork as possible.

This project required major coordination efforts between theater consultants and sound consultants to reduce interference between sprinkler and piping runs with the theatrical guide wires, sound systems and technical lighting systems. The theater would be renovated using a convertible floor system from Italy, which required mechanical coordination to ensure the return air path is properly accommodated.
