This project includes two levels of an underground parking garage. The garage includes some area drains, sump pumps and garage exhaust fans.

The building is three stories tall and has many types of rooms including: gallery space, auditorium, classrooms, artist in action rooms and offices. The HVAC system consists of approximately 130 tons of cooling using two vertical self-contained units and a rooftop mounted cooling tower. One of the VSC AC units is a single zone unit that is dedicated to the gallery space and includes full humidity controls. The other VSC AC unit is a VAV unit and serves the rest of the building.

Typical toilet rooms are handled on each floor. Multiple terraces include storm drainage along with a special reflecting pond. Fire sprinklers are included to cover all areas of the project.

Special emphasis is made to “hide” the mechanical systems. Diffusers are placed in light pockets and in the corner of walls and ceilings. Air speeds were kept low to reduce noise.
