The Zymogenetics, Davie Building Fit Out project was a lab and office space, tenant improvement, of shell and core space. The scope of work included HVAC, plumbing, process piping and fire protection. Approximately two-thirds of the project consisted of laboratory space and the remainder was office. The scope included a new supply/exhaust air handler, fume hood exhaust system, lab piping, clean steam, N2, O2, air, vacuum, and DI systems. A glass wash/autoclave area was supplied with steam, DI water and a large exhaust hood.
The project design and installation included pressure control of the lab spaces and installation of a utility "rail" system in one of the labs. The lab piping was installed under strict cleanliness standards. Clean steam piping was installed observing strict cleanliness, welding procedures and inspections. The new air handler installation was a unique challenge as the unit was placed into an existing tight mechanical room with each section moved and hoisted into its permanent location.
