The Rem Koolhass-designed Seattle Central Library is eleven stories high and offers over 360,000 sq. ft. of library space, plus 49,000 sq. ft. of parking. Special features include a diamond grid exterior, 11-story atrium, 4-story book spiral, hi-tech book conveyor and sorting system. Rain water is stored and used for irrigation/water conservation. Mechanical special features include 314,000 total CFM, 25 air handling units, under floor HVAC on levels 1, 2, 5, & 10, an elaborate smoke exhaust system, and 12 vertical air handling units which provide HVAC to the book spiral and level 10.

McKinstry’s role is to operate and maintain the multiple facility mechanical systems that control environmental conditions for the library area, data center, auditorium, office, and special function rooms. Our operational staff was on board during the final commissioning, 6 months prior to the May 2004 grand opening, and it continues to the present, performing operations, procedures, maintenance, and reactive service, as well as training the library facility team on important facility operations knowledge with the goal of making them more self-sufficient over time.
