This project was a renovation and expansion of the Providence 1910 Hospital building on the Swedish/Providence Campus in Seattle. The existing 150,000 sq. ft. six-story hospital was completely gutted and a new 145,000 sq. ft., six-story addition was constructed, resulting in a total of nearly 300,000 sq. ft. of available tenant space for the medical fields. The Shell and Core mechanical design was provided by Mazzetti & Associates with McKinstry providing significant design assist services. In addition to the extensive renovation, the project also included numerous concurrent tenant improvements for Swedish Medical center and other end users in the healthcare fields, including Labcorp, Accuray, Seattle University School of Nursing, Accium, and others. All tenant improvement mechanical design was done by McKinstry.
A significant challenge of this project was that it entailed numerous demolition phases, each requiring a survey of existing services, re-routing of services and cut and cap work. Due to the ongoing demolition, safety was also very challenging and our crews, in conjunction with Sabey and the other trades, managed to avoid any major injuries.
