This 80,000 sq. ft. building houses corporate offices, retail space, and a three-floor parking garage. McKinstry devised and installed all of the HVAC work, including a standard delivery VAV system which serves the retail areas, locker room, and the lobbies. The dual rooftop AC units with interconnecting supply duct allow use of one unit, the other, or both, depending on load conditions. The elevator shaft is pressurized when in fire mode. The plumbing system includes shell and core toilet rooms, locker rooms, retail toilet rooms, waterless urinals, a rainwater leader system, and a garage waste system. And the fire sprinkler system includes separate dry systems for each parking level and a wet system with standpipes in the stairs at the office levels.

Many sustainable and energy efficient practices were implemented in this project. McKinstry serves as the facility manager for the building, and all building alarms are routed to Essention via the McKinstry Monitoring Center. The Alerton DDC control system is accessible via web browser.
